No that was converted to fee land a few years ago. If the owner didn't buy out the lease the HOA did.

Catherine Marcy answered:
This is a beautiful gated community not far from downtown Palm Springs. I recently represented a buyer in the development. The HOA fee is a very reasonable at $255.00 a month and the land lease is only $140.00 a month, which makes the total affordable concerning the amenities, mountain views, and location.

The community offers 4 pools and spas, 3 tennis courts, and is maintained to perfection. There is currently one other property in the complex for sale. If you would like more information, please give me a call.

Ray Wright, Real Estate Pro in Riverside, CA
Sat Feb 2, 2013
Ray Wright answered:
I assume by the term "Property Profile", you mean the info on the Trulia site? Because Property Profiles from Title companies never show HOA dues nor can they.

If you're referring to Trulia, It's not the agent's fault, it's the website you're using to search. The agent listing the home clearly stated the HOA dues in the MLS. But many times, sites like Trulia and the others don't pull all the info when they take an agent's listing and advertise it on their behalf. That's why it's always best to get with a good Realtor to help you every step of the way so you don't waste time getting misleading or outdated info.

Your BEST option, if you're serious about purchasing a home is to get with a Realtor who knows the area and can help you through the process. That's the FIRST and foremost step in purchasing a home. Check with friends and family to see if they can refer someone to you or research sites, such as this one to find a good professional Realtor such as one of the few that already answered your question.

Your SECOND step is to get pre-qualified for a loan. AFTER you find a Realtor, he or she will have you meet with the lender that he or she uses regularly. This is important.

Good luck!

I would get with a Realtor right away to help you find your home. In today's fast paced market, the inventory is low and the good homes go quickly. Check with friends or family to see if they can recommend someone or try Robert Carlson, one of the previous agents that already answered.

That way you don't waste a lot of your time hunting on sites like this one and lose out.

The best way to narrow down your request is to ask for the specific community you are interested in, the price in one community can be vastly different from another. Year built, amenities, location all make a difference to a buyer. If you can pinpoint the neighborhood, I can give you a pretty good idea of the value. ... more

I am with Windermere here in the desert and have sold real estate here since 2002. I would be very happy to help you find the condo you want. The inventory is low right now but great deals are out there. Once our season is over in the next month or so I am expecting inventory to increase.

Do you wish to be in any certain part of Palm Springs? North, Central, South?

Looking forward to hearing from you!
