If details such as POA, HOA, maintainence, pet restructions, deed restrictions, flood zones are important to you, searching for real estate using the MLS is the answer.


Entertainment sites like Trulia and ZIllow remove or suppress or replace much of the data you need and REALTORS HAVE provided.

Pick up the phone and call a REALTOR in the destination location and use the tools SERIOUS buyers rely on.

Some real estate sites do not have the most accurate information on for sale properties. If you are interested in a property it is best to contact a licensed real estate agent to get the true details. HOA fees can get expensive in the resort style living communities. Land lease does not mean that an HOA will still not exist. There are several communities that have both. You got some interesting answers below.... Your question in general is vague, we do not even know what it is that you are interested in. Remember everybody is looking for something different in their home (location, lot size, floor plan, style of home etc.) the very same goes for How is it to live there....

Everybody is looking for something different, someone may want to be next to public transportation, others near a bike trail, others near shopping, or a play ground..... I am trying to make a point..... that
only YOU will know what it is that you are looking for .....

Realtors cannot recommend and area or neighborhood to clients, as it may be perceived as steering them into or away from an area and this is against the law. But of course Realtors can advise you on to which websites to go to for various items of information.

The very BEST though always is to drive through a neighborhood yourself at different times of the week, check out how far things are away from a certain area you may be interested in, and yes
use the websites for other information as agents below suggested.

I can comment as to why prices are being incorrectly reported.

As to bedrooms being reported incorrectly, that information is taken directly for county tax records if the agent doesn't take the time to change the information in the MLS the bedroom number will show incorrect. Some homes and condos here in the desert were built with x number of bedrooms, if any changes are made to the property the legal bedroom count changes because of the change in building codes since being built.

For example many condos were built with atriums which allowed the connected room to be called a bedroom. Under today's building code, once that atrium is removed or converted to another usable room, you lose the ability to call the adjoining room a bedroom.

Legally a bedroom must have a closet, a door and access to the outside that is no higher than 44 inches from the ground. In some cities your access to the outside must be unencumbered allowing you to get at least 100ft from the building.

There is a range of prices, but I just listed one in South Palm Springs for $105,000 with 2 bedrooms and 2 baths 1 covered and 1 uncovered parking. Listed 3 days and lots of interest already because it is the lowest in the complex. The range is from about $100,000 - 450,000 and everything in between for 2 bedrooms and up.

Rick: Obtaining a property profile from one of the Escrow/Title companies in the area will show documents recorded and title office can give you a "Chain of Title", showing previous recorded owners.
