Sure you will be able to find a landlord to take the risk as long as you have an extra money to offset the risk.

Why move from your existing home, though? You may even be able to get a loan modification that would reduce some of the principal owed. I think some of the recent settlements with offending banks may result in them lowering principal amounts. This is what Bank of America did a year or so back. Some got $50k reductions in principal--of course this was only for those owners whose mortgage had BofA as the "investor". Most mortgages are simply "serviced" by the big banks but the actual "investor" is normally Fannie Mae, Freddie Mac or HUD.

An attorney may even be able to find a significant legal defect that may allow you to wipe off the whole mortgage.

If you decide it's best to do a Pre-Foreclosure, Short Sale we can help you with that.

You DO NOT want to simply let a property foreclose in Florida because the lender can go after you for many, many years for their loss. I think it's 20 years. In some other states (California) you can just walk away and there is no recourse. That's not true here in Florida so if you don't already have your home listed as a Short Sale, give me a call or send an email.

There will be no cost to you do a Short Sale, the lender will pay the commission to the Realtor(s) at closing.

Let us know if you would like assistance, the sooner the better so we have time to get it sold via Short Sale.

All the best,
Alma Kee

Hi Margaret,
This is located in Westlake Village, a central community between US 19 and Alt 19. You are close to multiple Publix groceries, CVS and Walgreens, Walmart, and of course a local Starbucks- one of my favorites. It is also minutes from the Countryside Mall, Crystal Beach and the Pinellas Trail.

I am originally from Connecticut and live in Palm Harbor. I love it's easy accessibility to everything.

Are you currently looking for a home or just browsing on line for now? I have a free service called “Listingbook”, which I provide for my clients. It is like a back door into the MLS, which updates daily: new listings, price changes, solds & withdrawn listings, allowing you to really be able to follow and learn the market. I set up a basic search according to your guidelines. Once you are in, you can change the parameters as you need. If this is something you would be interested in let me know & I would be glad to set up your free Listingbook Account.

Since you live in the Tampa Bay area, I also have a free automated service called CITY (Curbside Info to You) available 24/7. I issue you a number you can call on ANY Real Estate For Sale sign and a computer reads the MLS information to you, from the street number & address for all ACTIVE MLS listings. If this would be helpful let me know. If you have a smart phone & TEXT "PAMELA" to 727-213-5142 it will give you a free mobile site. Bookmark it to you front page and use it anytime. Email me your cell phone & I'll registered it so you won't get annoying follow up calls. If you want to talk to me there is a prompt or you can call me on my cell. If you want to put it on multiple phones, I can put up to three numbers on one user name. Just send the numbers you want added. Put it in your favorites for quick access when you are driving around. I use it all the time.

I feel an informed client makes the best decisions regarding their real estate needs. Let me know if I can be of assistance.

Sincerely,

Pam Cohn

As others have stated clearly, real estate professional DO provide the associate fees, pet restrictions, age restrictions, monthly maintainence fees and a volume of additional data. This data is REMOVED, changed, alterend, substituted or masked by the data aggregators Trulia receives the data from or TRULIA removes, changes, alters, substitutes and maskes the data to suit their purpose.

The frustration you feel so solely caused by decisions Trulia has made.
For comprehanesive, reliable, releveant, timely, accurate data, you need to rely on the same resources SERIOUS buyers and sellers have found essentual...the local MLS.

A local real estate professional can provide SERIOUS buyers and sellers FREE access to the essential data base.

Trula and other aggregate websits are suitable for entertainment purposes.

As Pat stated, "It shows in the MLS."
The MLS is the only database of reliable, timely, accurate, relevant, comprehensive data. AND it IS the database for which REALTORS(R) have reponsibility. Data apppearing anyplace that is not a real estate professional website such as Trulia, can be fabricated. altered, spindled and mutilated as the website onwer(s) choose.
-
If your time has value, you should rely on the MLS for factual data and the other wesites for entertainment. and "Why?' should cost extra.

Bob,

You will need to call the Mobile Park representative for information. When you are buying a mobile home if it comes with land/lot ownership it is considered "real property" and you can mortgage it if you so choose and you will get a deed. If it does not and it comes with lot rental, then it is considered personal property, much like a car and the title is like a car through the motor vehicle department, no deed.

Real Estate agents are licensed to sell "real" property where land is included. When there is no MLS number, it is is a clue that it is probably a mobile in a park where you pay monthly rental for the space and its amenities. This may work fine for your needs.

Things to consider in this situation:
1. You cannot get a mortgage
2. Mobile value will not go up, like a car they keep depreciating, though rental rates do increase.
3. If the mobile is 25 years or older insurance becomes difficult if not impossible.

I feel an informed client makes the best decisions regarding their real estate needs. Let me know if I can be of assistance.

A 2/2 villa in Highland Lakes will be available for "FIrst Look" if this golf course, 55+ and not pets suit your living situation. The 'First Look" villa is located on Queen Ann.

You may want to look into communities such as Paula Point on the Dunedin Causeway or Brookfield Townhomes and villas just north of main 580 (Dunedin).

Of course your price point and finance option (cash) will determine where you will be able to purchase.
I don't have to tell you there are many caveats to purchasing property with the ownership structure you are looking at. You would find great benefit and working with a pro who can connect you to the Mid-Florida Regional MLS. With out access to this comprehensive database you will find yourself looking at the illusion of home for sale and chasing the vapors of home sold long ago.

Best of success to you,

Bob,

Mission Groves is also Highland Lakes-55+ community with single family, villas, duplexes and condos. You can have pets in the single families. The condos, villas and duplexes do not allow pets except for Duplex Village 1 & 2. No pet's here.

Monthly Maintenance for Mission Groves is $295 which MLS shows as covering: Building Exterior, Cable, Ground Maintenance, Pest Control, Roof, Water/Sewer, & Trash Remvoval. There is also a $90 fee to the master association which includes the clubhouse, golf, tennis, the lodge and various clubs and activities.
