In order to complete a UAD 1073 appraisal for lending purposes on a condo there are requirements associated with the details gleaned on a condo questionaire. IE: number phases, what phase is subject, phase complete, future phases and completion, rental %, sold % etc. These and more are required to complete the 1073UAD appraisal form and are on pg #1 under project information of the appraisal. Since it is required by the lender generally to close the loan, we do ask that if they have this information at the time the appraisal is being completed to provide such. Often Mgmt co's do not provide such without a fee and thus corrections will have to be made to comply with the condo cert/questionaire once it is ascertained by the lender. Our perspective is to provide the fullest information at the time we deliver our appraisal report and prevent the constant back and forth, which adds time and $. Thus if a condo cert is provided prior to the report completion it prevents such.
