You can develop some, presumably, through online tax assessment records. That's public information. And then you could make adjustments. It might be best, though, just to pay for an appraisal. Either that, or ask a Realtor who's experienced in commercial property to do a CMA for you.

As for the deadline within which to appeal, that'll depend on your jurisdiction. Check with your local tax assessor.

Your answer is 100% dependent on the price. I know sellers don't like to think so.... but a property that is 10% below market will be gone in a day, even in this market. And if you are 20% above market it will not sell until the price is adjusted, whether than be 3 months or 3 years. Anything over 5-10% above what buyers perceive as market price they just keep looking... there is too much inventory to haggle with an unreasonable seller. ... more

Yes you can purchase properties in Ironwood at this time under $300,000. We have had a lot of luck with our rentals since Ironwood Country Club is a very desirable location.
I am currently working with another Canadian with the same goals you have in mind.
The price per month really depends on many factors like how many bedrooms, location view property, on a golf course etc.

Brittan, Lots of good answers below. What you all don't mention, however, is that the Banks are subsidized by our government to 'sit' on these foreclosures! Which is why this whole foreclosure/auction/resale system that is run by the banks seems so absurd! The general public does not seem to be aware of this, but it helps clarify why the banks do the strange things they do... and why we all end up so frustrated - Buyers and agents alike. LOL ... more
