Confirm that everything is in working order and that the terms of the lease (dates and rent amount) are correct. When negotiating a lease ensure that the lease is renewable.

I commend you for being pro-active in your search for a new rental home! Yes, it would be wise to avoid such homes because even though the owner could possibly make their investment solid again, they are currently considered insolvent and could put your money at risk. Although I have seen where an owner was successful and indeed saved his home at the last minute, not many are as fortunate and could put you in a situation where you could lose or put your securities at risk if the house goes under.
