There is a home for rent in 15 Carlson Lane. has a pool and is canal front. The rent I was told is about $1,600. House in a deed restricted community (no gated)that makes it look more attractive. Is at walking distance from shopping center, etc.

Palm coast before the crash of 2008 was an area that saw tremendous building of beautiful homes in almost every section. It was touted by the real estate market as "One of the best new places to live."

Then came the housing bubble and hundreds if not thousands of families lost their homes to foreclosure. That's the bad news.

The good news is homes that were selling in 2007 for $350,000 to $450,000 lost more than half their value. Brand new 4 bedroom, 2 .5 bath, 2800 square foot homes can now be bought for $169,000 and up.

You did not mention what you do for a living. Jacksonville is a major city a little north and about a hour commute from Palm Coast during rush hour. Next major city is Orlando which is south of Palm Coast. You are talking a major commute each day.

Middle Class areas that are still very good are the new parts of the "F" Section, parts of the "L" section and parts of the "B" section. The "E" section in 2007 was one of the most exclusive sections. But the Town Center never got built with the crash of 2008. Beautiful homes but the "E" section was getting hit by burglars.

The crime in Palm coast is mostly caused by drug users.

One thing Palm Coast does have is an excellent Sheriff's Department.

If you do decide to come down make sure your children will end up in Matanzas High School. The place is only 5 years old and a very modern school. Great group of students. Very seldom do you hear anything bad coming out of Matanzas High School.

You can also try, http://www.palmcoastgov.com/ There are links there, including one for the Chamber of Commerce, that may be useful. As for wages, I've found around $10/hr to be the average starting pay, but experience can add to that.

In the area of construction, there may be some good opportunities. I've noticed an increase in new construction starts, and there are a lot of short sale and foreclosure homes that could be a good source of renovations.
