Not only is the amount of the HOA fees important but so too is the importance of having an accurate appreciation for exactly what these fees cover. What can appear as excessive can in the end be reasonable once you know what you are getting in return.

Thus, the number is only half of the story.........

Three of the last six sales 2013/2014, on Rocking Horse were sold as lender owned .The average sale price was $129,000+/-. Sold price was 94% of the asking price. In general 23164 area is a prime houseng area.

There is no need to risk buying a foreclosed home "AS IS" at auction unless you are an investor who is gopi9ng to repair the house. This house was built in 2003 and sold for $146,500 in 2004. The home is only 1700 square feet.

Cannot tell you when it was foreclosed and vacated. I do find it very difficult to understand why a house that only cost $146,500 got foreclosed regardless of the housing bubble in 2008. Really doesn't matter. What does matter is how long has this home sat vacant with no utilities on. I have looked at a lot of foreclosed homes in Palm coast and the biggest problem with the foreclosures is once the electric is turned off and there is not A/C the house gets mold. Mold id very expensive to remove especially if it has grown in the duct work.

But if you can get this house for less than $40,000 and have enough money to then repair it might be a deal.

But if you are simply looking for a home there is no need to go the Foreclosure route. These banks are not giving anyone any deals. "Auction" means to by a product for pennies on the dollar. But the banks put "Reserves" on these auctions. That is there right.

However why not keep looking at occupied resales and buy something for you family such as this.

The association fee it's $675.00 monthly and it covers basic cable, insurance and painting of the building, irrigation water, guards and maintenance of the community. It doesn't include membership for amenities that cost $417.00 a month. The taxes assessed are $4,102.00 annual.

Palm Coast is a great place, but has its issues like anywhere else. No major crime to speak of. Not a whole lot to do. Nice and quiet. I am a NY transplant so the school system isn't what i expect it to be. It is a little behind what I am used to.

The F section is an established neighborhood, one of the first ones in Palm Coast and highly sought after. You'll find older homes mixed in with the newer homes. But, like I said, it is established. You'll find renters, but not as many as in other parts of the city.

Yes, there is a wide choice. There are many lots in Palm Coast that sell for under $10,000 and with estimates projecting that the cost to develop a new lot in a new subdivision is over $20,000 this is another one of those opportunities like the 3.25% mortgage loan that won't be seen again for a long time.

I love my community and I don't live in a gated area. I am sure many people feel the same way. It would be unrealistic to say there isn't crime but many times it was a result from someone coming in from out of town to steal. If you have any questions about an area you could search www.myfcso.us for any crime reports. It is the site for the Flagler County Sheriff's Office. Call me if you need a Realtor and would like someone to show you some homes.
