Palm Coast is centrally located between St. Augustine & Daytona, either is about 30 mins away north & south of us, finding work within a 30 min commute should not be a major hurdle if local Palm Coast offices are not hiring at the time.

They just opened two brand new dental buildings not more than a year ago and despite what others may tell you - we can afford orthodontic work here in Palm Coast.

School wise - I have two kids and each attended different high schools - Matanzas & FPC ( due to my family moving from one side of town to the other ).. If as a Parent, you ever want to get coffee and discuss High Schools let me know..

FYI - Palm Coast is broken up into different neighborhoods/subdivisions are most often called by the first letter of the street names... As an example, you may hear someone say the "E" section. This refers to Cypress Knolls where essentially all of the streets in that neighborhood begin with the letter "E". Pine Lakes - the streets begin with "W" so it's the "W" section. and so on and so on.

Not only is the amount of the HOA fees important but so too is the importance of having an accurate appreciation for exactly what these fees cover. What can appear as excessive can in the end be reasonable once you know what you are getting in return.

Thus, the number is only half of the story.........

Cannot tell you when it was foreclosed and vacated. I do find it very difficult to understand why a house that only cost $146,500 got foreclosed regardless of the housing bubble in 2008. Really doesn't matter. What does matter is how long has this home sat vacant with no utilities on. I have looked at a lot of foreclosed homes in Palm coast and the biggest problem with the foreclosures is once the electric is turned off and there is not A/C the house gets mold. Mold id very expensive to remove especially if it has grown in the duct work.

But if you can get this house for less than $40,000 and have enough money to then repair it might be a deal.

But if you are simply looking for a home there is no need to go the Foreclosure route. These banks are not giving anyone any deals. "Auction" means to by a product for pennies on the dollar. But the banks put "Reserves" on these auctions. That is there right.

However why not keep looking at occupied resales and buy something for you family such as this.

Palm Coast is a great place, but has its issues like anywhere else. No major crime to speak of. Not a whole lot to do. Nice and quiet. I am a NY transplant so the school system isn't what i expect it to be. It is a little behind what I am used to.

The F section is an established neighborhood, one of the first ones in Palm Coast and highly sought after. You'll find older homes mixed in with the newer homes. But, like I said, it is established. You'll find renters, but not as many as in other parts of the city.

Yes, there is a wide choice. There are many lots in Palm Coast that sell for under $10,000 and with estimates projecting that the cost to develop a new lot in a new subdivision is over $20,000 this is another one of those opportunities like the 3.25% mortgage loan that won't be seen again for a long time.
