Sally did a great job of highlighting the same points I would. I would say that the advantage is, if you can't afford anything else it's a place to live. Apart from that, you may be just as well off financially to rent an apartment or home. ... more

Hello J.S.,

Just saw your question concerning dogs and fences. I've actually had a prior customer end up buying outside of an HOA due to this same concern. This particular family wanted to build an enclosed, six foot fence for their dog to roam. The area they wanted to live in would not allow this practice.

In general, you would need to consult the Architectural Committee within the HOA Community for the answer to this question. Many of the HOA Communities that I list property in will not allow standard six foot, enclosed fences. However, I have seen a few allow a 3-4 foot, open space/iron style, fences. These properties were generally the exception and were approved by the Architectural Review Committee within their HOA.

If I can be of any help to you concerning real estate, feel free to give me a call or email me.

Good Afternoon,
Harbour Ridge is located in Palm City, Florida. This beautiful community offers Country Club Living. Amenities abound including: Golf, Boating,Tennis, and Country Club living. Some of the Country Clubs in the area actually require you to join the Club when you purchase a home in their community. However, a considerable amount of the deposit is generally returned upon sale of that same property. If I can be of any assistance, please do not hesitate to give me a call or email me; happy to help you with your real estate needs.

Greg, "As is" with right to inspect is a standard method of selling a home. It is important to hire a realtor to guide you through this process. The commission for your realtor is paid by the seller unless otherwise indicated or agreed. This means you can utilize the experience and expertise of your realtor to guide you through the sale. I highly recommend to anyone considering the purchase of a home to consult with realtor. This is usually the largest purchase anyone will ever make in their lives so it is important to talk to an expert.

I have published a book concerning issues facing buyers and sellers in today's market. I hope this information is helpful.

Thank you and take care,

Donna

K.germanson,As a trusting buyer, who was burned from realtor, title co.inspections etc. I say RUN FOR THE HILLS AND BE GLAD If you have not proceeded forward, In my experience someone is trying to find the right way to sell you a below standard home. Make sure you have the right attorney on site to review EVERYTHING! The good old boys still play by the same old rules. Buyer BEWARE! Your GFE is probably out dated and by no fault of your own your closing costs have probably increased already. Read and reread all "contracts, addendums, title ins. contracts{,NOT purposals). And always remember you agent is not your friend-they are trying to make as much money as they can in hard times. If it looks like a duck-quacks-like-a duck! Four weeks is nothing compared to the time and money you will spend trying to make something right that never was! Good Luck! ... more

Teresa,

There are at least 3 properties on Mooring Drive that are in "pre foreclosure" at this moment, but none of them are currently listed. I have access to 2 of the 3 properties, so if you can give me a bit more information, we can narrow down which property on Mooring you are talking about....one of these 3 may be what you are inquiring about.

Feel free to call me or email me with any further questions you may have.
