When a home a West Palm Beach is listed as "active" on the mls, it means the property is currently available for sale.
However, if the West Palm Beach home is marked, "contingent," it indicates that there is a contract for sale on the home and there is an item of contingency that needs to be taken care of: an inspection, or a mortgage, for example. Once the contingency is taken care of, the listing usually moves to a "Pending" designation, which indicates that closing is imminent.
If the property is contingent, it may be taking back-up offers, but those offers will not supersede the original. Only if the original offer is cancelled will the back-up offers come into play.
If you are interested in this property, ask your West Palm Beach realtor to contact the listing broker and see if back-up offers are being accepted. But in the meantime, it would make sense to search for homes that are not under contract so that you have a chance of being the first to make an offer and get the house under contract.
