If you want a "Jewish neighborhood" (since you mention it) then the Boca Raton is probably right up your alley. It is probably the largest Jewish community in the area being mainly New Yorkers. If you specifically want something that far north, north of West Palm Beach, there are certainly nice areas up that way.

There will be decisions like are you ok with an HOA, or want no HOA. Golf/club membership or not. And of course good schools.

There is a lot to choose from with regards to resort communities, many do not have mandatory golf equity.

Buyers in today's market have to have a game plan in place, especially for single family homes listed under $400,000. Well priced listings in this price range will sell in days, if not hours, and if a buyer is not properly positioned to react lightning fast someone else will. A new home hit the market about 5:00 last night that one of my clients has been properly positioned to react to and I am meeting them there at 8:00 this morning as that is when the lock box is being installed. If the home looks to be the opportunity it does on paper they will have a properly presented offer complete with a pre-approval letter from a direct letter before 9:00. Anyone waiting to find this hot new listing on the internet will be too late.

That home happens to have a very limited HOA and in Evergrene with the higher fees and some homes close to the railroad you usually have a little more time to react, but not always. As of this moment there are 10 single family homes available in the community and believe it or not only one of them is a short sale. The new listings on Nature Court and Mill Creek Drive look interesting and if you want to send me your e-mail address I would be happy to notify you immediately of anything new that meets your individual needs. Be very careful as much of the inventory is either over-priced or has condition or location issues and you need to be fully informed of the metrics surrounding each parcel you may be interested in.

The best thing you can do is locate a qualified Realtor who can assist you in clearly defining your goals, paying close attention to not only location but budget and condition you are willing to accept. In this market you have to be ready to act quickly when the right opportunities present themselves. It is true that the monthly association fees for the single family homes and condos in Evergrene appear high when compared to neighboring communities. However those communities do not have the amazing amount of green space that Evergrene residents enjoy. Or the 24 hour manned guard gates. Or the largest swimming pool in Palm Beach County. Or the tiki bar that is the place to start the weekend off each Friday with neighbors. The list goes on. You will also find that the same square footage can be purchased in Evegrene for less money that in Abacoa and part of that is because of the association fees. There are other reasons; i.e. proximity to the railroad especially on the east side of Evergrene. I do believe that a good portion of the monthly fees are paying down bonds WCI put in place when putting in the clubhouse and pool and will be paid off at some point.

Palm Beach Gardens is very similar to Jupiter, her neighbor to the north, as both have more green space that other developed areas of south Florida. Home to the Professional Golfers Association the Gardens is another very special place to call home. World class shopping and dining along PGA Boulevard it really is the heart of northern Palm Beach County. Their motto is “a unique place to love, learn, work and play” and indeed it is. Perhaps no place else in the state of Florida offers more towards a very high quality of life than those who live in the Gardens enjoy.

There are vast differences in lifestyle when you compare Ft Lauderdale to Palm Beach Gardens. The north Palm Beach County of Palm Beach Gardens/Jupiter tends to have more green space, less traffic, better beach access and a more relaxed but very high quality of life. You will not find too much in a single family home under $300,000 so you will probably want to focus your search in the condominium or townhouse market where you will have many options.

Property taxes will be similar throughout Florida and many consider high but those in New York typically see value. We have no state income tax so a great deal of our budget comes through property taxes. It will vary a bit but as a rule of thumb you can figure about 2% of purchase price as your annual tax burden. Keep in mind that Florida has the 5th lowest overall state tax burden in the country. If you are looking for golf you will have to decide if the equity fees and annual dues of a full blown country club will fit into your budget as they can be expensive. Some of our clubs run $150,000+ on equity bonds and annual expenses in the $50,000 range. However there are some other golf only clubs where memberships are very reasonable but golf is the focus with some dining. Still other private clubs have lower price points. Once you may want to consider is Eastpointe where there are two different golf clubs. If a shorter par three type course would work for you there are a couple great options at lower price points as well.

The local real estate market is nothing short of remarkable as of this moment. Sales at record highs, inventory levels at record lows, frustrated buyers on every corner, investors snapping up homes by the dozen with prices rising dramatically in some areas. Interest rates have risen over the past 4 weeks by about 22% and the effect of those increases is yet to be determined but with prices rising and buyers qualifying for smaller mortgages there may be some fallout.

New home communities locally have no inventory and few available lots on which buyers can even buy homes. I disagree with Ron as with firms like Blackstone and Colony Capital buying homes by the tens of thousands throughout the country the real estate market unfortunately is looking more like the stock market every passing day.

Shades of 2002 through 2004 and more than a bit scary.....
