I am a local agent in the Wellington area. Overall, the number of active listings in the Wellington area have decreased which in turn has driven prices up and the number of days on market is averaging around 80, which is a little over your desired 60 days. This is, in part, due to seller's placing a higher value on their homes when they originally list that what they should then they have to drop the price to a more realistic number after 30-60 days. My experience is that if the property is in good condition and the price is competitive to what has actually sold in the neighborhood, then sales happen much more quickly. Keep in mind that if you're looking to flip a foreclosure property, a lot of the banks will put restrictions on how soon you can put the house back on the market.

There are many variables when pricing a home for current selling value. Variables like, location, views, age of roof, A/c. Updates like kitchen, bathrooms. Type of floors, land.....the list goes on.

I suggest that you ask a local Realtor the same question.

There are all sorts of great education opportunities in the Palm Beach Gardens/Jupiter area. The public schools are some of the highest rated in Palm Beach County, there are world class private schools and also a great mix of magnet and charters schools and programs.

Bright Futures Academy is a charter school located in central Jupiter, Franklin Academy is a charter school in Palm Beach Gardens very close to Myrtlewood Circle. There are magnet programs in many of the local schools so it all depends on what programs you are seeking for your children.

That is kind of like asking how much would it cost to buy a really cool car. I was born into a construction family, built many a home and now focus only on sales. Back when I built homes for myself I was always discouraged by the fact most buyers did not care about quality. The money I spent on mahogany doors, custom cabinetry, Pella windows, etc. was wasted. Hollow core masonite doors, MDF cabinet boxes, aluminum windows it just didn't matter.

The quality of construction that is acceptable in many national builder developments is a shame. If you want to build a quality custom home you will want to hire a talented architect and develop clear specifications for all materials. Get bids from qualified builders and expect to pay at least $200 per foot if you want a real custom home and it can get more expensive. Much more. Much, much more.
