If he is on the deed then he will need to sign. Usually when you get divorced though, the settlement proceedings will dictate the division of property. If your wife was awarded the home then most likely the divorce decree says that her ex must sign away his interest in the property. It might say that he needs to relinquish that interest immediately or it might have said that could be done upon the loan being paid off (since regardless of the deed if he is on the loan he is still equally responsible).

I'd check the divorce decree, but either way it looks like he has to sign

The best real estate coach answer I can give you is to interview more than one real estate company and weigh all of the factors. Create a comparison list.

What benefits does the company offer?
What is the commission split?
Can this be negotiated if experienced?
How does the office environment feel to you.
Where would your desk be located.
Are their other monthly fees?
How busy is your manager?
How about access to training?
Will management make time for you?

Real Estate Training is another factor to consider. Is the training program they offer for advanced agents, new agents, or both?

You choose the word...CHEAP!

if you choose you can be in denial of the definition of the word CHEAP.

That is OK. DENIAL is a common currency today.
Do you know most folks with Appalachia origins have an accent?
Are you familiar with the "Hatfields and McCoys?"
Is it possible there exists a stereotype of Kentucky other that what surrounds Lexington?
Is it possible the History Channels program "Appalachia Bush People" or "Outlaw Moonshiners" influences more people than the Kentucky Derby or the Blue Devils?

I am confident you believe those who sing My Old Kentucky Home with tears in their eyes do not have an accent, but everyone else does. Sometimes we can't see the forest for the trees.

Homes are less expensive in Paducah because it is Paducah.
Some prefer conch shells and tropical breezes.

Your question, properly stated, must read, "Why are homes less expensive in Paducah compared to Key West?" Now we've got something to work with.

My daughter and her husband have proved there are ways around not having a credit rating.

They are in their 30's had never had a credit card account or a loan in their lives, and never had a credit rating with either home they bought. They had only very modest savings.

They have bought two homes successfully with home loans and no money down. The banks' loan officers used written documentation from their utility companies and rental landlords of their own-time payments to qualify them for a home loan each time. Their latest loan was funded by a bank, and it's a 30-year loan with a very good interest rate. Surprisingly, each time the lender pre-qualified them for more than the price of the home they ended up buying.

It is also worthwhile to note that there may be different home loans available, depending on where the house is located and your income level. I suggest that you first get married and establish yourself by making reliable on-time payments of your rent and utilities.
