It looks like you are attempting to challenge the value of your home for property tax purposes. In today's market, this will very likely save you some $$$. Just remember, this is a temporary reduction in value, so when home prices start moving back up, your property tax base will revert to the current levels. Meanwhile, you get to take advantage of the savings for the next few years.

To answer your question, there are two types and sources for comparable sales.
1. Your local realtor - They will be able to pull sales that happened through the MLS (multiple listing service) and provide you with the closing date and sales price. They have access to historic sales, so identifying sales in the time period you requested is very doable. Ask friends, family or co-workers for a referral. Tell the realtor why you need the numbers. Most realtors will be happy to help you out.
2. Your local title company - They will be able to provide you with properties on which there was a change in ownership. The only caution here is, this will include properties that were taken back by the bank in a foreclosure. Use this data only if you cannot connect with your local realtor.

You have to be Pre-Qualified, before we can tour properties on this or actually in any Real Este Market.

You are probably looking at an FHA loan which has the lowest down and you would have to owner occupy. That is if you qualify and it's 3.5% down and also requires closing costs including a mortgage insurance premium. That put you at about 10k. A lender can give you an exact answer and I would be happy to connect you with one. Don't pack your bags yet as the property you posted isn't on the market. It's in foreclosure. It may get listed for sale if and when it forecloses for much more. If you have any questions, let me know.

Yes, I checked the MLS for you, and the property located at 11428 Glenoaks Blvd. is currently available for sale and listed at $137,963.00. It is a foreclosure, with a note on the listing info that says all offers on the property must be in by 5/11/09.
