You can take Sunset Blvd from the Palisades to Hollywood, CA. A 20-30 minute drive through Bel Air and West Hollywood. If you took the 10 Freeway from Palisades, throug Santa Monica and West L.A. then took the streets you open yourself up to more potential traffic problems. ... more

You got all sorts of answers to a question that is vague.
Where do you want to live? In California?
In Mexico?

Look at getting a place in Ecuador.

The place is the future for many US Americans!!
Beach homes are within reach.

Not a scary place to live at all.

So if you sell your primary residence you are allowed a capital gain of up to $250k without having to pay a capital gain tax, correct? Does that mean you don't get taxed on it at all? Does it get included as part of your income? Taxed in your income tax bracket? ... more

This lot is on a 180 foot bluff above PCH with panoramic view from Palos Verdes to Point Dume. The famous Eames House on Chautauqua Blvd. is built into the bottom of the hill of 14880. The Corona del Mar lot is pricey but having walked onto it one time at sunset, it is an amazing view. ... more

Hi, Maria,

I grew up here on the Westside of Los Angeles but spent 20 years in NYC and CT. Pacific Palisades is a bit like Westport or Greenwich, CT. It is very upscale and family oriented with a wonderful small town feeling. It is really a beautifully well maintained town. There are not really Pacific Palisades beaches, per se. The beaches are all along the Pacific Coast Highway which runs from, essentially, Santa Monica (another fantastic beach community you may wish to explore) to points north. You would probably have better luck finding a home with an ocean view as opposed to beachfront.

Malibu is substantially farther out than Pacific Palisades and although also quite beautiful with its own beaches and recreational areas, a bit more rural by LA standards. If it's a house on the beach you are looking for, however, Malibu would probably be your choice.

If you are planning on commuting to work in any part of LA, including Santa Monica or other areas on the Westside, from either of these communities, it could be a minimum of 1 hour, probably more. In the winter, the Pacific Coast Highway can be closed for mudslides. You can only imagine how horrendous that can be. Remember, unlike NYC & CT, there is no subway or metro north to help out.

I'm not sure why you chose these 2 communities specifically. If it's a beach community that you are desiring, we have many more than 2 and all have there own beachy SoCal character. Please feel free to use my website to search these and other areas of southern California, FREE. In addition, the Market Insider technology on my website will allow you to view the ratings of the schools, crime statistics, as well as other demographic data.

I wish you the best of luck in your search. Please contact me personally if you think I might serve you further.

Best,
