Unless you can sell the current home, you would need to be mindful of the impact the modification has had on your credit, and you'd need to steer clear of the "buy and bail" guidelines lenders have put in place and which would be considered if you intend to retain the current home while purchasing a new one. Not sure where your interests lie. The video below explains buy and bail in simple terms.

I have never had an FHA loan denied because there was no garage, otherwise most condos or townhouses wouldn't qualify for an FHA loan.

Find a good Credit repair agency. Your bank should be able to refer one to you. They will go over your credit and find out where the biggest problems are and tell how to go about fixing them to improve your score.

I will suggest that as your first and best option before considering a lease with option to own.
