If you found this property on Trulia without an MLS number, then it is an old listing and just being used for a comparable sale. If you would like more information regarding homes in this area, please call me direct at 215-757-2889
1850 Farrington Road was previously on the market but was withdrawn on September 11th. This could be for various reasons but the property was a short sale and may have something to do with the current owners mortgage company and the ability to complete the short sale. If you have any questions or would like me to e-mail you additional properties in the area feel free to contact me.

I would be interested in chatting with you about your selection of Overbrook and how you came to decide to look there and if you know the area well? Are you origionally from the Philadelphia region, or perhaps you have college age children headed off to St. Joe's?
I know the area well, I lived quite nearby when my children were in high school and do have a client looking to sell a home there and another looking to buy a home there so its a place that I am spending a significant amount of time presently.
Overbrook has a wide variety of homes, and some do have garages. Most would have to have been retrofitted with central air if they have it, the age of the community predates central air being part of a build. There are a number of interesting communities in that area that may also be of interest to you that I know very well.
A concern with doing any construction in that area would be the required setbacks as many of the homes are fairly close to one another as it is. That would need to be assessed on a property by property basis, and before writing any type of offer I would strongly recommend that the responsibility be placed on the seller for securing permits for said project as part of the contract. This could be written into an addendum of an offer for the sale and settlement of a property. You would also want to get multiple estimates from licensed contractors before engaging in such an undertaking, or even writing the offer. You may never recuperate the cost of the build + the cost of the home at time of resale.
I would be happy to guide you in any way that I can. Please reach out to me on email or by text if you would like to set up a phone conference.
I will be in Austin for the Keller Williams Tech Conference in September and am very much looking forward to my first visit - I hear it is an amazing city.
