PGW will give you the average gas usage based on recent gas usage and or degree days.

Its a general question so....your not asking for current customers private info.

1850 Farrington Road was previously on the market but was withdrawn on September 11th. This could be for various reasons but the property was a short sale and may have something to do with the current owners mortgage company and the ability to complete the short sale. I know the area well, I lived quite nearby when my children were in high school and do have a client looking to sell a home there and another looking to buy a home there so its a place that I am spending a significant amount of time presently.

Overbrook has a wide variety of homes, and some do have garages. Most would have to have been retrofitted with central air if they have it, the age of the community predates central air being part of a build. There are a number of interesting communities in that area that may also be of interest to you that I know very well.

A concern with doing any construction in that area would be the required setbacks as many of the homes are fairly close to one another as it is. That would need to be assessed on a property by property basis, and before writing any type of offer I would strongly recommend that the responsibility be placed on the seller for securing permits for said project as part of the contract. This could be written into an addendum of an offer for the sale and settlement of a property. You would also want to get multiple estimates from licensed contractors before engaging in such an undertaking, or even writing the offer. You may never recuperate the cost of the build + the cost of the home at time of resale.
