It was hard to even rent an apartment to live, as we all know most landlords run credit checks. I knew I had to do something to get back on track. You can do this yourself by going to the credit reporting agencies' web sites i.e., Transunion, Experian, and Equifax, and disputing items on your credit report. If you don't know your credit score, you can go to Creditkarma.com and get it for free. You can also get a copy of your credit report for free once per year per agency at annualcreditreport.com but it does not have your score.

I would not recommend paying someone to work on your credit for you unless you are very sure they are reputable and can help. There are a number of non-profit agencies that can assist. Be careful of scammers.

By the way, I am a property manager and we do require a minimum credit score under most circumstances. We will occasionally look at the reasons for the bad credit such as illness or job loss but the market is very competitive right now. All landlords will be looking to lower their risk of not getting the rent and a low credit score definitely puts you at a disadvantage, as you clearly know.

There is a non-profit agency that supports first time homebuyers. It's called Mt. Airy USA. 6703 Germantown Ave

You take a class that provides information on the homebuying process. That includes, familization with real estate language, credit, budgeting, home-owner's insurance, etc.

You get a one-on-one session with an awesome housing counselor who is a former mortgage underwriter. She reviews your credit report and makes a specific plan of things to clean up. Once you complete the program, you are entitled to a $500 city grant (Philadephia) that goes towards your closing cost.

I went through this program in January 2011. I was able to improve my score over 100 points from January to March. I'm looking to make an offer on a house within the next week. You should differently try this!

In my opinion, any potential issue with a roof, is a potential big deal. I would have a professional home inspector to take a closer look at the missing brick and, if it's a big deal in the inspector's opinion, you would now be in a better position to make a more informed decision about the home. Who told you you need 20% as your downpayment........you should try FHA and your downpayment can be a low as 3.5%.

Hey, why not try a PHFA/FHA .....your down payment would be 3.5% and you could get up to $3K from them to help with your closing cost. That along with 6% seller assit would make things really nice for you. ... more
