Every day real estate is bought and sold and sometimes there is a hardship involved and people have to sell. They are not making any more land so if one has a parcel and can keep it, if the location is right I would say it is wise. The downside on vacant land is the hold. No return on investment until it sells. Unless you figure out a way to create a revenue stream. This can be accomplished a number of ways but I would need to know more about the land the zoning and so on to make any recommendations.

Hi Jfakok, yes I think I know the house, I sat with the Realtor there for the weekend it was listed. Indeed, it had several offers almost immediately. If you would like the name of that Realtor give me a call. She is great. Very caring and attentive. When she arranges to sell a house she really helps in getting it prepared to show well, and when she helps someone buy, she listens well and is great to work with for all the parties involved.

There are several homes listed for sale in the Villages of La Canada. In fact there is one that is priced around the same as the home on Oak Knoll, but is a one story, great back yard! It's on Fox Hunt Lane. There are several others. both 1 and 2 story, but I don't know all their prices. If you need a mortgage, happy to help, and again, if you would like that Realtor's contact info, happy to help. I live in the Villages myself, so if you have any questions about the area, you can give me a call.

Is that a question or a statement? I have worked with many out of state buyers, including some from Canada. Are you pre-approved with a local lender? If not, that should be the first step for any potential buyer. If a buyer is going to make a cash purchase, they should still have proof of funds available to show seller(s).

there have been some great responses below. The one thing I would suggest is speaking to more than one lender and/or credit repair specialist. Be careful, as there are a lot of scams out there. Each HOA have their own rules, called Bylaws. Once a buyer makes an offer the Title company orders the CC&Rs, commitment, and orders the HOA Bylaws. A buyer can cancel their offer within 5 days of receipt of those Bylaws, if they can't live by them.
