Hello Tom,

Each HOA is unique in their docs and rules. Most have to have a total % of residents in the community meeting the age requirements. To best determine the community rules, I recommend meeting with the HOA office manager. They know best how the community operates and if there are enough residents to meet and keep the criteria that they set.

Tymber Creek is a great community with many amenties. There are 2 pools, outdoor basketball and tennis court, clubhouse which can be rented by residents for a nominal fee, and they have a gated entrance that is "manned" in the evening and overnight hours for your security. Mike is correct, the location is super central - close to everything Ormond and Daytona Beach has to offer, including golf too. I know 4 people that live in the community and the absolutely love it!

I am unclear if the the home is frame...or if it is block with wood trim.
Most builders in Florida are now using hardi-plank ( cement board) for siding now.
If you are only replacing trim...You might use pressure treated.

There are many small contractors/builders in our area that would be glad to give you some free advise
before you tackle a project. Good luck to you.
If a frame property is well maintained and has a termite bond...there is no reason why it shouldn't last forever.
