I completely agree with you about ICI Homes Ici Builders. I know your pain! the one sided HORRIFFIC contract tells you everything. Sadly though, most folks don't read it all the way through. The Warranty 2-10 HB company is an EQUAL in the criminial like actions to ICI in my opinion. Basically the HBW 2-10 Warranty, it covers NOTHING except if a wall caves in or a roof collapses. Everything else IS NOT COVERED. Take an ICI contract to any attorney and be prepared to be told DO NOT SIGN THIS! They do not "build" anything, they hire CHEAP unskilled labor / sub contractors to build your Home. Ici Homes is a front in my experience, they don't pick up a hammer themselves, they have useless Supervisors that do nothing in my opinion. save yourself the heart ache and anger . If you asked me about my experience, I would say STAY AWAY from ICI Homes Julington Creek, Magnolia Preserve Ormond Beach , Grande Haven, Plantation Bay, Tamia Tamaya Jacksonville Florida Builder ICI homes.
The "work" the sub contractors and day laborers performed on my home is HIDEOUS. Absolutely HIDEOUS. low quality materials, used bumpy cracked banged up wood finishes, paint that does not hold up for more than a few months, cracked floors, cracked corners,dry wall that is wavy bumpy coated thickly, wrinkles, painted over and over, corners with NO TAPE, no drywall tape in corners, just a thick finger of uneven caulk. Who does that? ICI Homes of Jacksonville, that is who built the home I am speaking of. ICI builders, ICI Homes, Jacksonville Builder, Intervest Construction

In Florida you'll want to check the permits for the pool, to make sure everything was property permitted with the county, if it was not installed by the original builder of the home. You'll also need to verify by survey that the home was not built within any utility or HOA easements.

Pools now have to comply with certain safety rules about fencing, pool alarms, etc.

Your real estate agent should be able to answer specific questions for you OR know where to get those answers from a professional on that particular topic.

We bought a new ICI home in Plantation Bay in December 2015. There were some minor issues which needed to be resolved. This builder went above and beyond what I would have expected. They are intensely customer service oriented and customer focused. Their follow-up after the sale is fantastic. Overall, I think they built a good quality house and I would not hesitate to buy from them again. I would add that I am extremely particular. This builder will keep coming back until you are satisfied. I cannot imagine better service from a builder ... more

i live in ormond-by-the-sea about half a block from the beach. we're about five miles from granada, the main east-west street in ormond. the distance doesnt bother us. there are lots of nice and somewhat less nice (but cheaper) neighborhoods here and very little crime. family oriented area. and nothing beats falling to sleep to the sound of the waves. good luck. realtor i like is named al wilson. ... more

I would walk away. If this is a regular sale and is the same owner who pulled both permits, this should have been stated in the Sellers disclosures your Realtor has to provide you by law. Some Sellers "forget" years later..... Although it is ultimately your responsibility to do your due diligence before making an offer. I have found issues that were deal breakers for me before I even proceeded with offers or paid money for inspections and appraisals. The bank is protecting themselves because they are funding your investment. I'll bet both the Realtors and Seller are annoyed that their deal may fall apart. As they say in Real Estate,"Caveat Emptor" or "Buyer Beware." ... more
