I agree with Christine below, looking at your property, my guess would be that you would garner more from an individual buyer who may or may not expand the property.

Truthfully, there is no way to know until you list the property. Once you have it listed in the MLS system (both CapeMLS and PIN), your property will be marketed to any potential buyer, both investor and 'traditional' buyer. At that point you can see what types of offers come in and which works best for you.

As promised here's the scoop : Sold on 11/02/09 @ $975k.
On the market a long total of 357 days. From 10/27/08 thru 7/13/09 it was on @ $ 1,399 k.
Then back onto the market w/ a reduction to $1,299k .
9/09 went to a $999k asking price. On 10/19 went under contract.
Any web-site that shows it as active seems to be in error ( not uncommon)

This depends on the location.....we do know from a personal perspective that Cape Cod owners use both specific rental companies and real estate companies to take care of their seasonal rental needs.

We will be looking for a 4 bedroom, July or August. Would be happy to consider yours, if large enough and the right location for small children.
