Hi Kim,

I am very familiar with Prime Home Builders as well as Portofino Meadows. I have sold in number of Prime Home Builders (PHB) Communities and every single time the experience has been not so great. I would recommend to consider anything else.

Another thing is that Portofino Bay is not zoned for short term rental, therefore you would have to rent it out as long term (7 months or more - usually 1 year). Which means you would not be able to use it as you wish yourself.

Another thing is that PHB is based from South Florida and most of their business is done down there. Therefore the management is horrible in Central Florida. Let me give you a quick example - it took my client almost 90 days to close on a property (Waterstone in Davenport) due to very poor process handling by PHB and their Title company. I do not want to go into all the details online, but I would highly recommend to stay away from them.
Also, Portofino Bay has some issues with other surrounding residents using its amenities (pool mainly). Until they get their management issues handled, I'd stay away.

There are number of great communities around though which would be much better for you.

The answer is simple, interview and employ an agent with a representation contract. Then you have one person working in your best interest. That realtor will be obligated to you and your needs for that specific property or more. You also may chose to write or modify the terms of your agreement so all party's are content.
Also find a good agent in the area, ask where they work, we're they live and what training they have. Remember take the time to interview you new agent you will be happy you did.

Buyer beware, airport area has had some serious law suits flying around. The bombing zone is outlined in some surrounding areas around the airport, do your home work.
There are some great deals just make sure you read the disclosures from your area, google helps.

PS: Some folks received letters not to dig for planting or pools. If such a letter was sent there should be a record of it with the Army core of engineers.
