There are no Gas Stations on our MLS and we do have one of the largest in the US. You are better off contacting the major distributors and seeing if they have any franchises available.

Just checked what's on the market for you and frankly there is nothing in this price range that will yield much more than breakeven at best. You really need to think in terms of $150,000 to $160,000 as a minimum to find a short term rental property that will be profitable.

You are on the right track. It is a good idea to take your equity out of a home and reinvest in another property. The main issue for you to look for is the net investment returns. If you not sure, contact one of the Realtors specializing in Real Estate investment to lay out the plan. This is to make sure all the Good, the Bad, and the Ugly issues are covered.
