The real question why do you think you have little or no equity? Have you had is appraised or had a professional do a CMA for you? If you really have little or no equity, then you are stuck. You either hold until the market goes up more or you sell now and take a small loss. ... more

You can also go to the Orange County Property Appraiser’s site. http://www.ocpafl.org/
On the left side of the page hover over Property Search, then click on Record Search. Type in your address and then hit the search button to the right. In the middle of the page, click on the Locate Info tab. You will see a list of all the schools, grades 1-12, and their contact information. You can also see information on the neighborhood Home Owner’s Association and the local utilities for that home. The site has a lot more information like what similar homes within the subdivision sold for in the last year and of course tax info. Best of all it’s easy user friendly and easy to read. ... more

Guillermo,

Since you say your credit is back on track, it is likely that your ability to obtain conventional financing may be hindered. However, there are other ways to purchase property outside of conventional financing. We have programs for those with bruised credit who would not otherwise be able to buy a home the traditional way. If you have funds available for a down payment, you can often quality for a home through a Lease Purchase Agreement or with Owner financing.
I am a local real estate investor with many associations in the Orlando market. Those associations give me access to properties throughout the area.
If you would like to explore alternatives ways to home ownership, please contact me. I would be more than happy to assist you in finding a home suitable to your needs.

I am a Central Florida Native, so have lived here for many years. Lake Nona is one of the newer developing areas and is nice, prices are a bit higher there, but a wonderful location for sure. You may want to also look into Winter Garden. Back in the day Winter Garden was considered WAAAY OUT THERE.....but with the 429 right there now, Winter Garden is just 30 minutes from everywhere with little traffic. Get to Orlando, Lake Mary, The Airport, Kissimmee and the theme parks in an easy drive. and all without depending on I-4 which can be a nightmare. And, the historic downtown area has a great farmers' market, events, stores, and the West Orange Biking trail rides through the middle of it. There is also a new Green community with beautiful homes and large homesites....so you can have your Quiet! country and your city life too....truly is one of Central Florida's best kept Secret areas..and since I have lived and worked here right in town for over 30 years, I have lived in several locations around Central Florida and Winter Garden is where you are going to get quiet, yet be close enough to get to everything you need to get to. There is also Hunter's Creek if you want to be in the middle of everything. The Lake Mary area is great too if you are interested in living North of Orlando Central. ... more
