FHA would consider this person a first time home buyer if the property was not deeded as Real Property. I suspect in this case the property was titled as a vehicle. If there is a HUD Plate on the Mobile Home and it is recorded as real property.. Then you would not be considered a first time home buyer. ... more

North Coast Financial has some excellent programs for Florida real estate investors (investment property only). Financing of up to 75% of the purchase price as well as up to 75% of the rehab is available.

100% financing is not available.

We just figured everything out with the lender. They were estimating that the Property Taxes we'd owe were based on the land+house tax value, when they should have been basing it just on the land value alone because the house was under construction until this month. We will be due a refund of about $2500 at closing, rather than having to pay $2400. We had to sign a simple form that just changed the calculation method to lower the escrow amount and that was all there was to it. Mistake by the lender for not catching it, but he fixed it for us ASAP. ... more

Yes, Puerto Rico residents only declare taxes locally unless they work for the federal government that are obligated to do the local tax return and the US tax return. There are another residents that declare in the US for the convenience of applying for government assistance when you have 3 dependents or more.
