This is a nice home. You would likely not be able to keep just dirt as weeds will grow and then the village will fine you. But, you don't need to have grass. You can do yards with paver brick, concrete, landscaping (not allergic to) and other hard surface items. It can be very functional and nice. There are many fine landscape architects in the area that can make yards look nice. Feel free to call if you want more information about this or other properties.

Even within a single city (say, Nashville), for instance, there are "hot" areas of town with many, many more sales and listings and there are distinctly "cooler" area as well.
