In order for you to re-post your room for rent listing, please follow the instruction below.

From the Trulia homepage, hover your mouse over the 'Rent' tab.
Click 'Post Your Rental Listing' at the bottom of the drop down.
Under 'Post a room', enter your address and click 'Continue' (if you click 'Post a home or apt', you will be redirected to our partner site, Zillow Rental Manager).
Follow the rest of the prompts to add specific listing information.
Once you click 'Publish', the listing will appear on Trulia within 1 hour.

Rental insurance runs about $50/year. Utilities are based, of course, on usage. Its best to visit the utility websites for current rates and tiers. That would be The Gas Co, Southern California Edison, and City of Orange for water. The property owner also might have some insight into utility cost.

If you change from godaddy to hostgator, or lets say you are using bluehost and you switch to madcow, etc etc. Each hosting company may have different guidlines as far as bandwith allowances, certain website templates my not work with every hosting company. And worst of all you may not get to transfer all your email addresses. With hostgator you can set up unlimted emails for each domain, so if you have 50 agents they can all have their own seperate email such as,,, other hosting companies such as godaddy charger you per month, per email for anything over 1 custom email address. So its best to make sure you do lots of research before changing hosting companies. There are lots of things that can affect a sites performance form company to company. Also not all hostings companys allow you to instal IDX, so if you are usnig IDX on your site make sure any company you switch to allows for that. ... more

Larry you are saying the word foreclosure with tax lien. A tax lien sale, is not the same as a tax deed sale. California does offer Tax Deed sales. California currently does not offer tax liens. Tax lien you are paying someone's tax. You do not have the right to own the property. Tax deed if you buy you do have the right to own the property. Do your research on those two words. ... more

I am currently using Constant Contact ( Top Producer is another great choice. I have been a real estate technology trainer for over 10 years, and Top Producer has always been one of the best choices for contact management. ACT is great, but it seems to bog down the computer, and it's limited to the one computer you are using unless you have the network version or the online version. Some other great programs to check out are Sharper Agent ( and iContact (

Choosing one really depends on the features you need. What makes Top Producer so great is the automated followup system (action plans). With some setup, you can automatically schedule calls, print letters, and auto send emails to clients consistently. I chose constant contact because I don't do mailers and really only need a strong email program.
