It depends on the price and how well the property shows. If you have your home at the correct price and have good photos and it is presented well it will sell fast.

That's a great start! Now, you must make certain your house is the best in show, and best in value in its category of homes. The Spring market is blowing in the wind, and I have been showing and selling homes from Arlington to Locust Grove throughout this winter's mix of surprises. This tells me that chances are, this will be a very active Spring. Get as much done at a reasonable pace, and within what your budget affords. If its April, your house should be on the market.

Not much you can do. In our MLS a house can have 10 rooms with windows, closets and beds, but if the approved septic system says 3 bedrooms, that is all we can advertise it at. The rules in your area may be different, but I can't imagine the cost of changing your tank and drain field would be worth it for resale.
If the same rules apply in your area, and were in place when you bought, you may be able to take some action against your seller.

Three aspects come to mind immediately:

1. Pricing-todays buyers are price conscious and looking for deals

2. curb appeal- dress up the outside. when people find a home visuall appealing, they want to see the inside

3. Internet presence- Over 80% of today's buyers begin their search on the web. Consider using FREE real estate websites to increase your visibility.
