I do want to point out that not ALL houses sell slowly. Agent skill, pricing, marketing, location, home condition, etc....all go into the time it takes to get a home sold.

Interview as many agents as you can stand. One of them will stand out above the rest. Remember, buying or selling a home is a major life activity and you need the best agent the make the process smooth and profitable for you.

I'm so glad you asked about lake properties in or near Orange! One of our most popular lake communities is "Lake of the Woods" in Locust Grove. The main lake covers 500 acres, and there is also a smaller lake (the fishing lake) that covers 35 acres. The Lake of the Woods community is a gated community that has something for everyone. Lake of the Woods is located on Rt. 3 in between Culpeper and Fredericksburg, about a 30 minute drive on Rt. 3 to the actual town of Orange. Unfortunately and FORTUNATELY real estate sale contracts MUST be in writing to be enforceable in the court.

Even *assuming* the listing agent is truthful with your agent and your agent is truthful with you, even then you need to have the final short sale approval in writing to be legally valid and enforceable.

Is the listing agent on top of this file? I would try to call the VP of Short Sales at the bank to see if they can expedite the file. The plan is to build residential apartments in the southern section, build an access road from 29 to Preddy Creek Rd, then have a large retail center (I had heard rumors they originally had WalMart planned to be the retail center but plans fell through because the owner would not sell the land to WalMart) in the central portion, and then the northern portion toward Sheetz would be a mix of commercial retail and office spaces. As for impact to the neighborhood off of Mathew Mills.. which one? While this development will obviously increase traffic to the Matthew Mill/ Sheetz intersection, the land improvement will also improve land value for owners in the area based on similar developments in other parts of Charlottesville and Greene County. However, that is also based on getting tenants for the property.

It's good to note that this property has been planned for many years and as of right now, there is no actual start date for any type of construction. I believe the owners are still waiting for Greene County to provide public sewer services to the area.

Your boyfriend needs a lawyer (for this question as well as his other issues!). I'm not a lawyer, so this isn't legal advice. However, in general . . .

If your boyfriend was left a property in someone's will, then there should be an executor of the will. Someone to make sure that the will is carried out. There are all sorts of legal duties and fiduciary responsibilities involved with that. So, the executor can't just decide to ignore the terms of the will. The executor is supposed to abide by the terms of the will and if that means transferring ownership to your boyfriend, that's what is supposed to happen. The executor would have the legal ability to sell it to someone else, but--again--would be facing all sorts of legal troubles if he/she did so.

If the property had been in a living trust, there are procedures to bring the house out of the trust. The trust would have a trustee, who would have that power. Again, though, the trustee must abide by the terms of the trust.

You can tell if a house was sold by going to your county courthouse and look at the records. Initially, you can research it online. Here's a link (I think it'll work) to the Orange County property records look-up service: If that doesn't work, go here: and select "Property Search." These online records may be slightly out of date, though, so you'll get the most current information by going to the courthouse.
