It depends on the price and how well the property shows. If you have your home at the correct price and have good photos and it is presented well it will sell fast.

On a different occasion, a client took me to their clubhouse for lunch, and the food and service were good. I will say Meadows and Lake of the Woods are fun as well. That's a great start! Now, you must make certain your house is the best in show, and best in value in its category of homes. The Spring market is blowing in the wind, and I have been showing and selling homes from Arlington to Locust Grove throughout this winter's mix of surprises. This tells me that chances are, this will be a very active Spring. Get as much done at a reasonable pace, and within what your budget affords. If its April, your house should be on the market.

I do want to point out that not ALL houses sell slowly. Agent skill, pricing, marketing, location, home condition, etc....all go into the time it takes to get a home sold.

Interview as many agents as you can stand. One of them will stand out above the rest. Remember, buying or selling a home is a major life activity and you need the best agent the make the process smooth and profitable for you.

Not much you can do. In our MLS a house can have 10 rooms with windows, closets and beds, but if the approved septic system says 3 bedrooms, that is all we can advertise it at. The rules in your area may be different, but I can't imagine the cost of changing your tank and drain field would be worth it for resale.
If the same rules apply in your area, and were in place when you bought, you may be able to take some action against your seller.

Hi - A Wal-Mart is currently being built near Locust Grove in Eastern Orange near Lake of the Woods. We also have, in that area, a Food Lion, CVS Pharmacy and many restaurants.

There are neighborhood county volunteer rescue departments throughout the county. Lake of the Woods and the Town of Orange have paid fire and rescue. There are loads of volunteer opportunities from EMS to the Food Pantry.

Orange County covers many miles - to the east we are close to Fredericksburg and Culpeper - both have hospitals. To the west is Charlottesville with the University of Virginia Hospital and Martha Jefferson. There are a lot of events going on in the county each year from fairs, wine festivals, horse races, family fun day, and more.

I'm so glad you asked about lake properties in or near Orange! One of our most popular lake communities is "Lake of the Woods" in Locust Grove. The main lake covers 500 acres, and there is also a smaller lake (the fishing lake) that covers 35 acres. The Lake of the Woods community is a gated community that has something for everyone. Lake of the Woods is located on Rt. 3 in between Culpeper and Fredericksburg, about a 30 minute drive on Rt. 3 to the actual town of Orange. I've attached a hyperlink for your convenience that will give you more information about Lake of the Woods.

We also have Lake Orange, Lake Anna, and Lake Monticello which is closer to Charlottesville. All of our lakes are beautiful and unique in thier own ways. If you are not already working with a Realtor who is representing you as your "buyer agent", please give me a call for more information, a list of homes that meet your criteria, or to begin your home search.

Unfortunately and FORTUNATELY real estate sale contracts MUST be in writing to be enforceable in the court.

Even *assuming* the listing agent is truthful with your agent and your agent is truthful with you, even then you need to have the final short sale approval in writing to be legally valid and enforceable.

Is the listing agent on top of this file? I would try to call the VP of Short Sales at the bank to see if they can expedite the file. If they have all the information, you need to try to get to the top of the list of the person making the decisions, don't let them put you on the bottom of the pile! ... more

The town of Orange is about half way between Fredericksburg and Charlottesville - a 45 minute trip each way. Both are great little towns with a lot of charm and culture. Orange itself, while small, has been developing on its own in the past few years. Visit the web site posted below to see some of the upcoming events.
