The Gulf Shores/Orange Beach area is perfect for retirees! In fact, our population swells in the winter months as our "snow birds" come into town. Our area is quiet and peaceful and nearly crime free. We like to call it Mayberry with a "G". Our local rec centers offer everything from aerobics classes to tennis lessons and our northern transplants particularly appreciate our beautiful Gulf Coast weather. This is the Mariner Lakes project, I just had a client buy one and they love it!!!
The HOA fees include most of the exterior maintenance of the unit as well as the grounds and common areas. Trash, water, sewer, basic cable are also included. Insurance is also included but you provide your own contents coverage. The unit you inquired about is under contract. It is a short sale and may take a while to go through. I realize that sounds like a lot of money, but several costs that you would be covering on your own in a single-family home are included along with those serving the common good.

The items included in the dues are association management, basic cable, common area insurance and maintenance, pest control, recreational facilities, reserve funds, trash collection. water and sewer.

When researching this for you, I found that there are numerous units for sale in this complex. Let me know if you want to tour this one and/or any others for comparison.
