As a former realtor, I would include a copy of the buyer's settlement document because it should state how the money is being distributed and when the funds will be available. If the buyer's settlement sheet doesn't state this, you need to tell your client,
"Sorry, but I cannot submit an offer until you receive the settlement check. It's not that I don't believe you, but things do go wrong and there are clients who insist on submitting a cash offer waiting for the funds to come thru but they encounter a delay. Sorry, but as realtors, we need to protect ourselves. As soon as you receive the check, I will be happy to submit your offer."

If your client is worried about losing the house to another buyer, tell him/her that the seller refuses to risk taking their home off the market while waiting for your client to get the check.

That would depend greatly on several factors. First of all, as a rule, the larger the property, the lower price per acre usually. Secondly it would depend on the neighborhood and prices for which other similar properties have sold in the area. It would also depend on the type of use for the property - farm land is very inexpensive and can range from several hundreds to several thousand; we are opened a restricted subdivsion with mini-farms which we are selling for $12K/acre, but many areas are pricing land at $25K-$30K/acre. Definitely get an estimate to remedy the situation if it needs a new roof.
