I checked all of the active condo and town home listings in Ooltewah, TN in the mls and currently, per the mls, the fees range from $195 - $200 per month. This subdivision is in the growth corridor for Hamilton County. As the subdivision moves toward build-out in a couple of years, I expect the re-sale market to gain even more momentum. The new elementary school plus zoning for good schools (Hunter Middle and Ooltewah HS) are additional pluses. While the market suffered a downturn in 2007, the cost of raw land did not decline in tandem with home prices. the cost of entry into the homebuilding market remains high. What this means is that with a few exceptions, new lots are not being created in the area. The existing supply is being absorbed and is coming into balance with demand.

As David Shipley mentioned, the view lots coming on the market in Seven Lakes itself will help the comps for the early buyers. As an owner in Seven Lakes, we just had our home just appraised for a home equity line of credit. The new appraisal represented a nearly 7% increase in value over two years. Your mileage may vary, but in the overall market, this is great news---and hey, this isn't 2004.

I have a network of realtors that do have an inventory of lease hold clients as well as lease purchase options. They also work with renters as a their agent.

Agent's can coordinate your needs, desires, and objectives with available inventory. In agreement with Rodney below, an agent can provide a list of options and resources to help you make a determination.

If you have an opportunity to visit the various schools prior to moving that would be advisable. You may also seek the advise of future co-workers or friends. Also your current schools may be a valuable resource. If you have access to a guidance counselor or other senior managerial figure at your current school they may have resources to assist in transfers.

This had some great information. It is specific to Chicago but the principals are the same.
A. Match your interests and preferences to school academics, activities, sports, and culture.
B. Match your academics to schools application requirements
C. Take into consideration your travel time in your selection
D. Select at least 5 school choices in various application processes, including your Neighborhood school
