Any Realtor with access to MLS can provide you the data on the homes sold in your area as well as the homes that are currently listed for sale. That includes average days on market, average selling price, etc. If you want an agent that is familiar with your area, drive around, look at the signs and see who appears a lot. Then google some of the addresses for sale and see what type of marketing the agent does. When you google the address, you will see the advertising the agent does that is not the typical advertising., Some agents market well, some do not. Many people will tell you the best time to sell is spring but every time has its advantages and disadvantages. The military and employers hire or move in January so you have a lot of people looking in December; the people looking in the spring are looking to move in the summer when the kids are out of school. August does typically slow down.
