I think I probably answer this question at least once a week. Realty Trac can be very misleading. The problem with many "foreclosure sites", especially the "free" section is they determine a "foreclosure" as any property with a lis pendem (lien) filed. First foreclosure is a process, the lender's process of taking back a property. The first step is filing a lis pendem, but the process can take anywhere from 90 days to 3 years....and not all end in foreclosure.

The reason there is no address is that it is not listed at this time. When there is no MLS # you know Realty Trac is saying there is a property in the neighborhood with a lien filed, but it's not on the market at this time, because the lender does not own it yet.

I feel an informed client makes the best decisions regarding their real estate needs. Let me know if I can be of assistance.

Realty Tracker and other so called "foreclosure" websites often use Notice of Defaults (NOD) or Lis Pendens (LIS) to identify potential foreclosure sales. Foreclosure is a process where the lender/lien holders can take back the property for non payment. The process can take up to 2-3 years. Not every house with a Lis Pendens ends up as a bank owned property for sale. There are various options along the way. If you are interested in looking at Bank owned properties or short sales, interview and find a full time professional agent you are comfortable with let them guide you through the process and make you aware of potential pit falls along the way. This unit is under contract. It was listed at $50,000 and the monthly of $312 according to the MLS covers: Cable, Escrow Reserve, Building Insurance, Ground Maintenance, Pest Control, Rec Faculity, Trash Removal, Water/Sewer.

This Hemingway townhome with 1604 sf for $11,069 really looks like a great deal! I do not see a real estate agent or broker identified in this ad. BEWARE!
Other townhomes in the area are listed between $178,000 and $199,000. Eleven thousand dollars for a 1,604 square foot townhome seems like a "too good to be true" deal! This may very well be an auction with a non-disclosed reserve. Even if the price is bid up to 100K it may still be a great deal. Let us know if you need more information and what the outcome is if you choose to pursue this home.
