The problem with Old Aurora is simply this. Some of the house have been built on bad earth. The area is kind of like swiss cheese. Some areas are on stable ground while others are sinking. Most of these homes have been built on a slab. In many cases the slabs are so close to grade ( ground level) that all it takes is a good rain and you have water intrusion at some level. I have not only worked on a few of these homes but, ( at one time) looked into buy here. 6 out of 10 has some type of flooding issue and or foundation issue. If you get the property at a reasonable price and, plan on dropping $30-$40 on foundation work or raising the structure it may be worth it. Keep in mind, the structure you are going to raise is well over 50 years old. And, when you raise the structure it will continue to subside. Me personally? I would rather a different location with better earth. It is far easier to repair framing as opposed to raising the structure. Just my 2 cents. If you are curious, drive through the neighborhood. Look at some of the foundations of the homes that have been leveled. You will see what happened to the home from this one footprint.
