A credit score of 647 isn't too bad. I strongly suggest that he shops around for a better rate. There are step-by-step instructions how to do that in my book (follow the link below). You can read it free on Amazon prime. Or visit my website for more information.

Karen Peyton answered:
An outstanding mortgage balance has no relevance to you unless you are assuming the mortgage - which is highly unlikely. Even if you're doing a short sale, the outstanding balance is irrelevant since the "bank" will determine (in its sole discretion) whether to accept your offer or not.

Depending upon state law, a previous purchase price may not be public record. Whatever the amount, it has no bearing on the current asking price.

I applaud your effort to know and learn as much as you can, but your view is certainly and without question limited. Use a buyer's agent (who will represent you) to obtain ALL of the appropriate disclosures and comparable data information.

Good luck!

I can not speak to where the lawsuit is for 2222 Detroit, Stonebridge Tower, other than it is still going on. I can say that the 1237 Washington, Stonebridge Plaza is a different type of construction. There have been recent sales in Plaza in which the buyers have obtained home inspections of the units and those inspections have not lead to any concerns about the building or quality of construction. Sales have been good in the building and the buyers seem to be very happy. ... more

Sorry to be late in offering an answer here. I am a loan officer in Northern Ohio. FHA does have rules that if met would allow you to keep the current home and purchase another home for you and your family. The rules are specific and only talking with a lender is the way to determine if you meet the Guidelines. Another Variable is if used the OHFA first time Program. There are rules there that make it more difficult to convert your current property to a Non Owner Occupied Property. ... more

Hi Rosemarie,

If you are asking based on your location, I would recommend finding out what the agent's track record is in that area for both listings sold as well as buyers that have purchased. Ohio City is a niche market and really should have someone with that expertise, so I would say to focus on that.

Good luck.

We have had many sales result from holding an open house. Agents that tell you they don't work, simply are not holding them open with correct pricing, and staging. As much as you would like to hold the home open, experience is very important on having a conversation with a buyer, and getting them in touch with pre-approvals, ect. Open houses are a very important step in advertising your home. Rose Tibbles (734) 812-6745 ... more

I recommend having your Realtor ask the listing agent if you are the only offer on the table, that will give you a better idea of what to offer.
