The Association of Staging Professionals (ASP) certifies real estate agents as, of course, Staging Professionals, and as a member, the Code of Ethics holds agents to providing these services as a "value-add."

This doesn't preclude hiring professional stagers, but it does mean that agents can't charge extra for the service.

The media room or any room in the basement would be labled as a basement room on the mls listing. The bathrooms are a interesting. Where exactly is the room with the tub and shower in it. are the two half baths joined in the center with a shower and tub in which case both toileting areas share the tub and shower. In which case, the baths if entered through the master bedroom would be considered one master bath. If the room is entered from the hallway and then you proceed into the tub, then it would be counted as one full bath. The half baths could count as one half and one full. then you would have two fulls and one half. On mls listing it would probably be entered as 3. Fireplaces are typically in the family room and buyers would expect to see it there. Second fireplaces are usually located in the master bedroom.
