I would leave the land the way it is, but put in the advertising that you're willing to work with the buyer to get an area cleared if that's what they would like.
I wouldn't clear it for the potential future buyer because there's no way to know if they would even want it cleared, where they would want it cleared, and how they would want it cleared.
