Hi Jani,

Most condos do a Reserve Study periodically to keep on top of major expense repair or replacements. If your condo has been on top of reserves from collecting monthly maintenance fees then they should be in good shape to repair or replace these major expenses with little help from the membership.
Major replacement items include but are not limited to Roof, Elevator, Plumbing, Concrete, A/C and electrical. When you receive your yearly budget it will show what items have reserve. You can put your questions to the manager in writing too.

The end units in Ocean Trail are very special. You get two balconies, a larger kitchen and larger walk in closet in the master bedroom.

There are three end units available for sale. Please remember that the 400 building the unit number run opposite the other buildings. 100-210, 200-601, 400-1010. Each building offers advantages and disadvantages. Each runs a separate budget. So you should work with a qualified buyer's agent to help determine which building is the best fit.
