Hello Mr. Bono, I have recently reviewed comparables for Ocean Ridge duplex's for another owner of a duplex in your area. Problem is that there are no recent sales of duplex's in the area nor have there been any for quite some time. From being a resident here, I know many of the owners of these properties live on one side and rent the other so this is not your typical investment property; there is much value to the location and this gives a wider buyer appeal than a normal duplex. Your tax assessment is extremely reasonable given the location and is a poor indication of value. There have been some sales in Boca Raton and in the Delray area of beach accessible properties, although I've seen comps used from over the bridge on the mainland when there is a lack of comparables, not preferred but there is what there is. The income approach, which is normally used in assessing multi-family properties, would not weigh heavily in deriving at a reasonable sales price for your property. Professionally, I prefer to do a two step analysis by first viewing the property and then looking at the comparables in the market area to derive at a price. Quarterly HOA payments were $2,500 per quarter back in 2009 and 2010 but have been reduced gradually and are now $1867.60 per quarter. (1st quarter 2012) This is the amount for the 3 bedroom 21/2 bath units. Also, insurance on the buildings (including the roofs) is included in the HOA payment so there is a savings to homeowners when compared to buying insurance individually. ... more
