Your question states Short Sale or Refi about the property at 43 Seabreeze Rd. Since this home was sold on July 15, 2011 are you the owner on advice about whether you should refi or try to sell it as a Short Sale. If that is the case, I would recommend you contact the lender for the mortgage as a starting point. Short Sales are complicated in whether the lender will even approve it based on your hardship. Refinancing may be an option depending on whether there is equity in the property, but keep in mind there are fees involved with refinances that you may not recover in the interest savings if you don't plan to keep the home for 5 years. Have you rented this directly through the owner or a Realtor? Either way, if you are concerned you should ask this question of them up front. Is the property listed for sale? Is there a provision in your contract that if it sells your lease must be honored? Since I don't have the answeres to any of these questions, I would suggest that you seek the advice of a Real Estate attorney in this area. I would be happy to give you the names of some good attorneys if you like
