I assume you are asking about a property in Ocean Pines. All of our deeds are recorded in Worcester County. Call 410-632-1200. This is the main number for the county (I don't know if they are open today, but you might try). They should be able to assist you.

If you are looking for who the owner of records is, it is on line. Just google that. If there is anything else I can answer, or if this answer doesn't help, then feel free to call me at 410-603-4777.

Kids who live in Ocean Pines will go to Showell Elementary School (located in Showell, MD), Berlin Intermediate School, Stephen Decatur Middle School, and Stephen Decatur High School (all located in Berlin, MD). Ocean Pines has no schools in the community. ... more

RE: the amenities in the Pines, I suggest that you go the brand new Ocean Pines website www.OceanPines.org. It's all there, including the current activity guide, events, new Yacht Club under construction, pool, tennis, and golf info, and host of other info.

In this market your best bet is to sell one of those properties first. I just went through a very similar scenario where clients of mine had to sell their home and a family member';s. It took about 4 years but we finally settled on a place a couple weeks ago. The problem is, Sellers don't want to take a contract contingent upon selling a property, especially if its not local to our area. Unfortunately, your best plan of action is to sell one or both of those homes aggressively then look to buy something. There's a lot of inventory to select from so its not as though you won't have options when the time comes. Take care of business in PA first. The listing agent will...should...have the most knowledge of the home they are listing for sale, aside from the homeowner(s) of course. That said, you are not obligated to use that agent to see other properties. In my opinion, if you like what you see of the home then I recommend you contacting the listing agent unless you have a rapport or buyers agency agreement with another Realtor. If not, try the listing agent "on for size", see how your comfort level is with him or her and take it from there. As the prospective client, YOUR needs and criteria are what's most important. If you like the listing agent but want to see other houses then request to do so. If you don't like the agent - or better put - don't "hit it off" with him or her then pursue other avenues. Think of it as an interview process. I'd also advise not to go chasing listing agents around based on your property searches. Eventually you'll want to work with someone consistently who has your interests at heart and someone who you feel comfortable with. As was previously stated, the seller pays the commission in most locales so I wouldn't concern yourself with that. The "Processing Fee" or "Administrative Fee" or "Additional Commission" (whatever they call it) is instituted by the brokers be it a corporate owned brokerage or a small "mom and pop" type company. To the very best of my knowledge, the agents in the Ocean Pines market have nothing to do with it. In most cases, the brokerage will not rescind this charge. That leaves the decision up to the agent. I almost always "eat" the fee since I know my company (and others) won't. I don't know of a single Realtor who likes the fee but many of my peers include it in their marketing, specifically with Buyers since the buyers don't pay commissions (traditionally in this market the Sellers do). This is a growing trend in MD and if you don't see it now you will in the future. Its just a matter of whether the Realtor you work with will consume that fee on your behalf.

If the home is listed with an agent, keep in mind that agent represents the sellers best interest and will use any information you give them against you in a negotiation. Even things finances, motivation etc, so have some one representing your best interests. Once you have someone haelping you they can submit your offer and help guide you through the process. Of course you can do this without representation and go directly to the agent or seller if not represented.
