Not this one. However, there is a one bedroom, 2nd floor unit available in a 3-family house in Ocean Grove available as an annual rental for $1,050 (includes utilities). No smokers and no pets. I'd be glad to show it to you.

This is a short sale, meaning that the sellers owe more than the unit is worth.
There is an offer in that has been accepted by both the sellers and the bank. However, they are still showing the unit.
The owners have access to the building, but from what I know, it is basically deserted after September.

Hi Valerie,

the property taxes are paid to Neptune Township not to Ocean Grove. Ocean Grove is part of Neptune Township along with Shark River Hills. Therefore when you live in OG the school taxes which make up the majority of our taxes goes to Neptune Township schools.

The land in Ocean Grove is a leasehold. When you purchase a home in Ocean Grove you are given a transfer of leasehold instead of a deed. The land lease is a 99 year perpetual lease. Whenever property changes hands the lease is transfered to the new owners as well as noted in your title insurance policy.

There is no problems with the leasehold in working with banks. This type of leasehold ownership is also seen in Mount Tabor New Jersey, England and China. Nothing to worry about !

I am with Diane on this one . . . online estimates of true house values tend to be grossly inaccurate (due to their lack of hands on knowledge of the area and property specifics) and this is an ongoing issue for us Realtors as buyers agents as for some odd strange reason online estimates seem to take precedence over an expertise of the area (heck what do we Realtos know, we just visit properties and apply our knowledge on a daily basis). Unfortunately this is part and parcel due to the infancy stage of most online portals that report house values.

In defeinse of Trulia v. Zillow, Trulia merely reports the last sold price whereas Zillow pretends to report true value, which is most circumstances is not doing justice to real value.

I share in your frustation.
