I think it would be very frowned upon( if not worse), by the Realtor at the Open House!

The host of the Open is a buyer agent who will be available for any buyers who need representation and who have visited.

If you want to increase your business via Open House, you should offer to host them for agents at your Re/Max office there in New Jersey.

Most busy listing agents don't have time to host every Open House they are holding, and will be very happy to allow you to put up all the signs, bring the food and show the home to potential buyers. Your pay for doing this, is the opportunity to meet potential buyer clients.

As a resident and Realtor in the Community I will tell you it depends on the property you are looking at. Most of Ocean Grove is not in a flood zone... There are only a few areas that will require flood insurance ...
As to a flood elevation certificate most home owners might not have had one done because Ocean Grove was not a Flood Zone and Did not require flood insurance.

If you are looking for distressed homes from Sandy, there aren't many in Ocean Grove. But, if you go a few miles south to Belmar or Manasquan, even Pt. Pleasant, there are plenty.
The problem is that the builders are buying these as fast as they hit the market. And some never make the market. I may have one coming on in Avon.

No the homes along Wesley lake in Ocean Grove did well during the hurricane. All of the homes along the lake are elevated and also the lake wall held. The area that was affected was the south end of Ocean Grove when the tide came in the storm surge caused the lake to rise far above ground level mainly due to the lower elevation on that side. Most of the flooding was in basements.

Hello, I live on the south side of Ocean Grove and we hardly ever have problems parking here. On the north side it's harder to park in the summer-sometimes people leave their cars on one space and walk around the rest of the weekend (such as 4th of July weekend). With so much going on in Asbury Park now, it's easy to shop, go to restaurants, and many other fun activities, both there and in Ocean Grove and Bradley Beach. Even during the blizzard in 2010 when we were snowed in we could walk to stores. There are also some houses in town with garages or driveways. Good luck in your search. ... more
