Look at your sales agreement; how many days after acceptance is your due diligence period? In CA the normal due diligence time period is 17 days. You have 17 days to perform all your inspections and on the 18th day after fully executed contract your due diligence / inspection period ends and your earnest money deposit is non-refundable. Be aware, there may be others who make decisions based on the inspection report.
For instance, depending on the home insurer you select, here in FLorida, they will review the inspection and require any potential trip hazards or non functional outlets to be repaired. No insurance means no funding.

Some lenders want to see the inspection summary.
The title company may want to see the summary or waiver.

Five days before closing, as you can see, will prove problematic.

Paying cash?
In that case you can have the inspection done whenever you choose, HOWEVER, you must waive your right to cancel the purchase agreement which is equivalent to waiving your right to have an inspection.

The traditional time window for the standard State of Florida purchase agreement is 15 days after execution of contract. (negotiable) Most professionals will shorten the time to complete inspection.

This is one loaded question!

Lets discuss the general area first: How do you pick which state to move to? Travel there! Major considerations are cost of living, whether or not the state charges income tax, are homestead exemptions available and of course weather. It is no accident that Florida is a very attractive option when you consider all these factors.

OK, so now you have picked a state, how do you pick a community? At the risk of being redundant...Travel there! After your online research phase, pick three to five communities that attract you most (based on location home styles, prices,and amenities). Most communities offer stay packages (some at significantly discounted rates) that allow you to preview the lifestyle they have to offer. While visiting, talk to residents who have been there for at least 2 years (Anything less and they are still in the honeymoon period and you will most probably hear, "everything is great!"). Each community has strengths and weaknesses, but this is a good thing. If you are not a golfer then it may not really matter to you if the community has three golf courses, and so on. I strongly recommend you take copious notes when visiting communities; if you don't you will have a hard time remembering which community offered what. When you reach the right community for you, you will know.

My recommendation is to create a pros and cons sheet for the maintenance-free areas and for the owner-maintained areas. If you don't want to worry about exterior maintenance or hiring someone to do it, then the maintenance free areas are a clear choice.

If you want a lower HOA fee, then you should focus on the owner-maintained areas, but specifically those homes that have the CDD debt paid off (Yes, some owners have paid off the bond debt when they purchased the home).

Remember that even though the debt portion of the bond may be paid off, the maintenance and operation portion of the CDD will remain for as long as you own the home. This number in Candler Hills East is approx $240/year and in Indigo East is approx $375/year. This amount will get added to your taxes.
