Yes they do. Pets are allowed but dogs must be under 20lbs. This particular unit is currently under contract and it is an unapproved short sale.

There are some other 2/2 units available there - the lowest list price for a 2/2 is $89,000 but this is a regular sale, so no waiting for approvals from banks. Keep in mind that the list price on an unapproved short sale is just that - the bank could easily come back and ask for more, once they send an appraiser out. Also, an unapproved short sale has no guarantees and could take several months before you know if the bank approves your offer and the sale itself.

The property you are inquiring about is in Sailboat Pointe which is a condominium development where there has been a lot of foreclosure activity. Investors snap these units up like hotcakes when they hit the market; in fact over the past 12 months we have had 29 sales in the community as low as $34,000 all the way up to $110,000. Currently there are another 18 units under contract and many of these are short sales waiting on lender approval. As of this moment there are only 4 active listings in the community and two of those are priced way beyond the most recent sales prices so really there are only two listings.

Keep in mind that the market for investor grade properties has changed dramatically as investors clamor to get their hands on as much of these units as they can and prices are way, way up and that trend will only continue. We just bid on a unit that is up almost 80% in a little over 6 months. So looking only at the past 90 days the least expensive sale in the community has been at $60,000 and they jump up from there. Little hope of getting in here for less than $65,000 unless the unit was, or needed to be, gutted.

The property you are inquiring about #1909 in the 2642 Building did not sell for $20,100 but instead it was redeemed at auction for that amount by the bank protecting their interests and that figure has nothing to do with a sales price or market value. In fact that unit was put on the market by the lender at $67,500 and it is currently under contract waiting to close with no contingencies.It had multiple offers within a day or two of hitting the market and almost certainly will sell over list price.
