Sorry for the level of confusion. It can seem pretty daunting when you are looking to sell and you get a wide range of values.

Real Estate is not an exact science and there are agents who have different approaches to selling property. In establishing value, there are agents who have the philosophy to price high and see if you can get it and others who believe pricing low to generate offers quickly. Establishing value of a home really depends on three things, location, condition and current market conditions. Right now we are in a seller’s market. The strategies used to sell in this type of market are very different than if you are in a buyer’s market. You can look to websites to look at a ballpark value of your home from sites such Trulia or Zillow. They will not have all of the nuanced information that a localized market such as ours, but it will at least give you an idea of the range of value for you home.

All of the agents who provided evaluations should have had comparable information for you to look at. By providing a comparative analysis, there should be a range of value that you were given as a list price. In addition to looking at the comparative analysis, having an understanding about the amount of preparation work you are able to do will have a direct effect on value. For example a house that is freshly painted and staged often will show better to potential buyers than a home that needs paint and has lots of clutter.

Real Estate commission is always negotiable. There is a standard of practice for the fees charged, and different companies often have a different standard of practice. It is always good to ask potential agents what is provided. One agent may charge a higher rate, but also spends more money on marketing for example. There is not always a linear approach. The best way to compare is what is agent 1 providing in their level of service as compared to agent 2? What level of service do you want?

It is unfortunate that other agents feel the need to badmouth others to stand out. It really is not necessary.

Selling your house is often stressful. You want to make sure that you hire someone you feel comfortable and confident in. Comparing agents not only on the data analysis but the level of service is important. Hiring an agent just because they have a listing down the street, but you do not feel comfortable with, is not in your best interest. You will have a very close working relationship with the listing agent, so you want to make sure that you actually have a good working relationship.

Also talking to friends, family, neighbors and co-workers is a good idea. They may have references and/or advice if they also have recently sold a home. The only caveat here is selling a home is very different than selling a home in the market two years ago. You will want to keep in mind that market conditions do affect the particulars of a home sale.

I know that this can be a complicated and at times not overly clear process. Hopefully with the additional information you are able to make a more informed decision about who you would choose to work with to sell your home.
